About Fu-Lyons

Fu-Lyons Associates was established by Charles J. Lyons III and David Fu in 1986 as a development company for the purpose of providing real estate development and management expertise in exchange for development and management fees.

Lyons purchased Fu’s interest in 1992 so that Fu could devote full time to his family’s interests in Singapore.  

Lyons has been a licensed real estate broker in the State of California since 1978. He has served as a director of the American Industrial Real Estate Assn. from 1986-89 and 1992, and held the elective positions of Public Relations chair, Treasurer, Special Events chair, Senior Advisory Committee, and Arbitration Committee.  

Lyons has leased, managed and owned industrial properties in Los Angeles and Orange County since 1979, and he and/or his family currently own more than 900,000 square feet of industrial space.

In addition to managing the family owned properties via Fu-Lyons, he also manages some 300,000 square feet owned by other close friends. In aggregate, he manages about 1.2 million square feet for his own account and others.

During the past 25 years, Lyons has purchased developments or redevelopment’s totaling more than 1.6 million square feet of finished industrial buildings for his various partnerships in which he or his immediate family had ownership.

Three other executives in Fu-Lyons Associates’ highly successful operations contribute significantly to the company’s ongoing profitability and growth.

Charles Lyons Jr., Lyon’s father, an advisor and partner in several Fu-Lyons ventures, owned a large scale golf equipment and aerospace manufacturing firm with facilities in Paramount and Tijuana from 1973 to 1991. The company employed more than 350 and recorded annual sales of about $20 million. His experience as a lawyer and wise counsel have been valuable contributions to Fu-Lyons. He was the managing general partner of the South Bay Pavilion at Carson, a 1 million square-foot regional retail complex situated on more than 70 acres at Avalon and Del Amo Boulevards, until it was sold in April 2003.

Cynthia Lyons, wife of Charles Lyons III, is deeply involved in the management and marketing of Fu-Lyons Associates’ developments. With an undergraduate degree in mathematics from University of California at Irvine, she supervises construction and loan draw requests plus construction contract negotiations, and maintains loan officer contact. As a partner in Lyons & Lyons Properties, she supervises production of leasing and sales promotional materials, and actively participates in initial leasing, sales and lease renewal negotiations. A licensed real estate salesperson, she is qualified to follow up on all her husband’s duties.

Property Manager Sylvia Gonzalez’ responsibilities include lease negotiations and documentation, handling monthly billing to tenants, implementation of property management software, overseeing accounts payable and supervising bank reconciliations. She is also an executive assistant to Mr. Lyons.

Recent Fu-Lyons projects have consistently produced rents and sales prices in the "A" product comparable category of the rental markets, with emphasis on utility, aesthetics, and quality of construction. Past projects have been built for sales or long term ownership for leasing rather than short term ownership. All common area and exterior maintenance items are contracted directly and included as part of the gross rent. The properties reflect a well maintained and uncluttered image which has been very positive for the community and has tended to raise city planner’s expectations and demands on other property developers as well. The end result is a steady increase in the entire area’s demand and property values, with industrial parks controlled by Fu-Lyons recipients of various community awards. Fu-Lyons prides itself in setting the newest standards in the marketing area which city planners reference when directing new applicants.
