Lyons and Lyons Properties is a dba of Charles J. Lyons, III (aka Chuckie Lyons) and was established in 1979 primarily for the purpose of marketing industrial property primarily in South Los Angeles County. Lyons graduated from the University of Southern California in 1977 with a B.S. degree in Business with emphasis in Real Estate. He has been a licensed real estate broker in the State of California since 1978, an individual member of the American Industrial Real Estate Association (AIR) since 1978, and his marketing company has been a member firm of The Industrial Multiple since 1981. He has served as a director of the AIR from 1986-89 and 1992, and held the elective positions of Public Relations chair, Treasurer, Special Events chair, Senior Advisory Committee, and Arbitration Committee.
Fu-Lyons Associates is also a dba of Charles J. Lyons, III, but was originally a dba of Charles J. Lyons, III and David Fu and was established in 1986 as a development company for the purpose of providing real estate development and management expertise in exchange for development and management fees, primarily for projects developed with equity provided by Fu.
Fu relinquished his ownership in said dba management company in the 1992 so that Fu could devote full time to his family's interests in Singapore. Note Fu-Lyons Associates is not a "holding company" and David Fu retained his real estate interests separate from Fu-Lyons Associates, as said entity solely provided management and development services. Commencing in 2008, Lyons began primarily promoting his marketing, management, and development services through the dba of Lyons and Lyons Properties.Lyons has leased, managed and owned industrial properties in Los Angeles and Orange County since 1979, and he has developed or redeveloped over 2.5 million square feet of industrial space in various entities with equity provided by private capital sources composed of Fu family members, Lyons family members, close friends and business associates.
The current property management portfolio for Lyons and Lyons Properties is some 500,000 square feet of warehouses including properties owned by Lyons and/or Fu and properties owned by other friends.
Two other executives in Lyons and Lyons Properties' operations contribute significantly to the company's ongoing profitability and growth.
Cynthia Lyons, wife of Charles Lyons III, is deeply involved in the management and marketing of Lyons and Lyons Properties' developments. With an undergraduate degree in mathematics from University of California at Irvine, she supervises construction and loan draw requests plus construction contract negotiations, and maintains loan officer contact. As a partner in Lyons & Lyons Properties, she supervises production of leasing and sales promotional materials, and actively participates in initial leasing, sales and lease renewal negotiations. A licensed real estate salesperson, she is qualified to follow up on all her husband's duties.
Property Manager Sarah Ott' responsibilities include lease negotiations and documentation, handling monthly billing to tenants, implementation of property management software, overseeing accounts payable and supervising bank reconciliations. A licensed real estate salesperson, she is qualified to market and manage buildings in the portfolio. She is also an executive assistant to Mr. & Mrs. Lyons.
Recent Fu-Lyons & Lyons and Lyons Properties projects have consistently produced rents and sales prices in the "A" product comparable category of the rental markets, with emphasis on utility, aesthetics, and quality of construction. Past projects have been designed for long term ownership. All common area and exterior maintenance items are contracted directly and included as part of the gross rent or PUD association managed by Lyons' entities. The properties reflect a well maintained and uncluttered image which has been very positive for the community and has tended to raise city planner's expectations and demands on other property developers as well. The end result is a steady increase in the entire area's demand and property values, with industrial parks controlled by Lyons being recipients of various community awards. Lyons prides itself in setting the newest standards in the marketing area which city planners reference when directing new applicants.
